In a Design & Build arrangement, ITTU coordinates the project and the building works, while the architectural and building systems design is produced by our design partners. The client has a named project management contact and an agreed decision-making procedure.

We start with your needs and budget

We establish how the building or premises will be used, the result you want and the information available. During design, technical solutions are assessed alongside buildability and cost. Decisions on materials and systems are taken in the context of the project as a whole.

Clear stages and responsibilities

We agree the design brief, the partners' duties, documentation, approvals and the scope of the building works. The proposal also sets out the contract structure — a single coordinator does not in itself replace a clear description of each party's obligations.

Changes with a visible impact

If your needs change during the project, we assess the effect on cost and programme before the relevant work is carried out. Open Book accounting can be used in this contracting model as well.
