Day to day, a building needs maintenance of its technical systems, timely repairs and well-coordinated services. ITTU provides technical maintenance and, together with its partners, assembles a building service to suit your site. You can choose a single service or agree a broader package of work.

Electrical
Power enters the distribution board, the protection trips when it should, and the circuits feed each floor. We check connections, protective devices and temperatures — before they turn into a fault.
Heating
In the heat substation, the heat exchanger, pumps and valves decide whether the building is warm at the right cost. Seasonal preparation and measurements — rather than emergencies in winter.
Ventilation
The air handling unit draws in, filters, heats and distributes air through the ductwork. Filters, drives and controls — to a schedule, with a report.
Cooling
The cassette unit cools the room; refrigerant arrives through copper pipework from the outdoor unit. Clean filters and the right refrigerant charge mean lower consumption and a longer service life.

Control from request to invoice
Every service job passes through one tracking system: a numbered request, a job assigned to a named technician, time logged on site, a monthly work report and an invoice with the evidence behind it.
How service tracking worksA single point of coordination
We agree ITTU's coordinating role, the procedure for requesting work and who is responsible. The proposal states which work is covered by the regular fee and which has to be agreed separately. For partner services, we specify the provider, the contractual relationship and the lines of communication.
A maintenance plan for each site
The proposal is built around how the building is used, the list of systems and equipment, the frequency of work and the access conditions. If you manage several buildings, we agree an overall framework for working together and the scope of work for each site. That lets you compare services while keeping each building's needs in view.
Work done and work to come
The contract sets out how work is recorded, how often you receive reports, how identified defects are reported and how repairs are agreed. You receive the information you need to understand what has been done and to plan the work ahead.

Do all services have to be taken together?
No. A proposal can start with technical maintenance or a single additional service and be extended as needed.
Does full service mean one invoice and one contract?
The contract, invoicing and partner involvement model are agreed while the proposal is prepared. A single coordinator does not in itself mean identical contract terms for every service.
Do you serve multiple sites?
You can send us a list of sites with their locations and needs. The proposal is refined by region, scope of work and available capacity.
