The short answer
In ITTU's experience, a shop fit-out in a shopping centre usually takes 1.5–3 months from the start of work on site to handover. A smaller shop with simple systems can be ready sooner; a larger shop with complex building systems takes longer.
What to plan before work starts
- the shopping centre's technical requirements and approval of the design by the centre;
- construction documentation appropriate to the scope of work;
- ordering equipment and materials with long lead times — cooling units, ventilation units, special doors and glazing;
- the delivery date for shop fittings and equipment, so that it coincides with the end of the building works.
These stages can take several weeks, so it is worth starting them in parallel with signing the lease.
What most often causes delays
- design changes during the work;
- equipment with long lead times ordered late;
- connecting to and testing the shopping centre's fire safety systems;
- restricted working hours in the centre — noisy work only at night;
- an uncoordinated sequence between several contractors.
How to shorten the timeline
- one general contractor who plans the building works and building systems in a single programme;
- order equipment as soon as the design is approved;
- crews working in parallel wherever technically possible;
- a weekly programme review with the client and the shopping centre.
