Indicative prices
The monthly fees below are for planned technical maintenance, based on ITTU's experience. They are starting prices — the exact amount is set after a site visit and a review of the systems list.

Prices exclude VAT. Spare parts, materials and repairs outside the maintenance plan are usually charged separately — we spell this out in the proposal.
What drives the price most
- Which systems the building has. Ventilation, cooling, heating, water supply, sewerage, electrical, fire safety and security systems — each has its own maintenance schedule and workload.
- Number and size of equipment. One ventilation unit and five are very different workloads, even if the floor area is similar.
- Age of the building and equipment. A new building with equipment under warranty needs less work. Older systems need more frequent maintenance and have more faults.
- Maintenance frequency. Some equipment needs servicing once a year, some quarterly or more often — this is set by the manufacturer's requirements and regulations.
- Response time. A 24-hour emergency service with a guaranteed arrival time costs more than call-outs during working hours.
- Documentation. Maintenance reports, monthly work reports and a technical history are part of a good service, but they take work too.
What the monthly fee usually includes
A good service contract has a clearly defined list of work. It typically includes:
- planned maintenance to a schedule (filters, belts, cleaning, parameter checks);
- regular inspections and checks that equipment is running properly;
- maintenance reports and a monthly work report;
- advice on how the systems are performing and what could be improved;
- the agreed response time in the event of a fault.
Repairs, spare parts and equipment replacement are usually charged separately. It matters that the contract says this clearly — then the invoice holds no surprises.
How to compare proposals
The lowest monthly price is not always the cheapest service. When comparing proposals, check:
- whether all proposals cover the same list of systems and the same maintenance frequency;
- what the response time is, during and outside working hours;
- how call-outs and repairs outside the plan are charged;
- whether you will receive maintenance reports and a monthly report;
- whether one company is responsible for all systems, or each system has a different contractor.

Send us the building's address, floor area, an approximate list of building systems and, if you have them, your current maintenance contract or equipment list. After a site visit we prepare a maintenance plan and a fixed monthly price.
