How much does a shop or office fit-out cost per m²?

The cost of a commercial fit-out depends more on what is already in the premises and which building systems are needed than on the colour of the finishes. Even so, an indicative range helps you understand the budget before the design is done.

Indicative price

In ITTU's experience, a shop or office fit-out typically costs €400–800 per m². The lower end applies to premises with simple finishes and existing, usable building systems. The upper end applies where the ventilation, cooling, electrical and plumbing have to be substantially rebuilt, or where the finishes specification is high.

The price is indicative and excludes VAT. The exact amount is set on the basis of the design or a site visit.

What drives the price most

  • Starting condition of the premises. Shell-and-core from the developer, a previous tenant's shop that has to be stripped out, or brand-new premises — each is a different amount of work.
  • Building systems. Ventilation, cooling and power supply often make up the largest share of the cost. In a grocery store with refrigeration or in a restaurant they are considerably more expensive than in an office.
  • Finishes specification. Ceilings, floor coverings, wall finishes, glass partitions, lighting.
  • Shopping centre requirements. Night working, connecting fire safety systems to the centre's system, approvals from the centre's technical management.
  • Deadline. A compressed programme means more crews working at once and shift work.
  • What is not included. Furniture, shop fittings and IT are usually separate — worth checking when comparing prices per m².

What is usually included

  • strip-out and preparation;
  • partitions, ceilings, floors, finishes;
  • electrical installation and lighting;
  • ventilation, cooling, heating;
  • water supply and sewerage (sanitary facilities, kitchen);
  • adaptation of fire safety and security systems;
  • as-built documentation and commissioning.

How to compare proposals

A price per m² is convenient but misleading if the proposals cover different scopes of work. Ask for an estimate broken down by work package and check that all of them include the building systems, the shopping centre requirements and the documentation. How to get an accurate estimate

Send us the floor plan or design, the floor area, the address and your preferred opening date. If there is no design yet, we can get involved at concept stage and prepare a budget estimate.

In ITTU's experience, typically €400–800 per m² excluding VAT. The price is driven mainly by the extent of the building systems, the starting condition of the premises and the finishes specification.

Are furniture and equipment included in the fit-out price?

Usually not. Shop fittings, equipment and IT are supplied separately by the client unless agreed otherwise.

Why can an office fit-out be cheaper than a shop?

Offices usually have simpler building systems and fewer shopping centre requirements, but much depends on the finishes and the extent of partitioning.
